Scope
Renovation/ Reposition
Extensive, multi-phased renovation of the retail complex, Clairemont Town Square. All work is being executed while maintaining operational continuity and delivering turnkey, leasable retail spaces. Scope of work includes:
Building 4:
- Selective demolition and reconfiguration of an existing 81,844 SF Burlington retail space into a multi-tenant retail environment.
- The project reduced the Burlington footprint to approximately 41,725 SF and created two new retail tenant shells, including façade modifications, new storefronts, shared loading dock improvements, and upgraded building utilities.
- One of the newly created shells will be built out as a prototype HomeGoods tenant improvement, incorporating new HVAC systems, electrical service, and interior buildout work to meet national prototype standards.
- Offsite right-of-way improvements, with new water and gas service connections installed to support future retail tenants.
LA Fitness:
- Core and shell redevelopment of an existing 56,085 SF movie theater, demolishing the interior to its core to support a future Fitness International tenant improvement.
- Work included extensive interior demolition, non-bearing structural modifications, and demolition of a 15,697 SF mezzanine projection room.
- The project also includes a full entry façade remodel, structural upgrades to the concrete foundation and new structural steel, and leveling of depressed slab areas to deliver a code-compliant shell.
- Base-building improvements included new HVAC units, fire sprinkler upgrades, and new electrical systems throughout, along with refreshed exterior finishes and a new glass storefront with ACM façade elements.
